Advertising vs. Website

Don’t consider an advertisement as an indication of the quality of a contractor’s work.  But, a contractors’ website can give you valuable information.  For instance, on their website you will see whether they have a contractor’s license, how many years they have been in business and if they are a member of the Better Business Bureau.  And if they don’t have a website, that is a bit of a “Red Flag” to begin with.

“Angie’s List” Type Sites

On sites like Angies List you can get a good referral and read honest reviews of contractors doing the work you require.  Companies don’t pay to be on a list like this.  Companies only get on the list when a list member submits a report (good or bad) detailing their experience with that company.  But beware, some so-called referral lists on the internet are paid for by the contractor’s themselves!

Word of Mouth Referrals

Ask your friends and neighbors! Ask your realtor!  These people are good sources for truthful recommendations of contractors to work on your beautiful home.  Make sure the company your friend has referred you to has done the type of work that is going to be done on your home.  For instance, a new home builder, while they build great new construction, may not be the best referral for remodeling an existing home.

Helpful Tips

Here are some helpful tips from the Police Department and the County District Attorney’s Office to help protect you from hiring a less-than-reputable contractor:

1. Research the Better Business Bureau for any complaints filed against the company.
2. Verify the contractors credentials
3. Name , Address, Phone number, years in business, email address & Contractor’s  License Number.
4. Obtain a written contract which outlines the details of the work specifically.
5. Obtain more than one estimate.
6. Be wary of hiring a contractor who gives you a really low estimate to beat the competitors.
7. You will have to pay some of the money up front -  Customarily it is 30% down, with payments of 30% along the way, with a final payment of 10% -  However, you may be asked for 75% down up front for custom marble, granite or on any customized materials used in the job – This is because custom cannot be returned once it has been made for your home or business.
8. Verify permits and request a Sales Tax ID number and verify its existence.
9. Obtain all Lien releases at the end of the job – This proves that all job site workers, material suppliers and subcontractors have been fully paid.
10. The job site has been cleaned and cleared and looks nice.
11. You have inspected and approved the completed work.
12. The contractor has passed all the inspections required by the city.

The first sign of a roof leak is often wet ceiling tiles. In this case, the source of the leak can be found by tracing the leak backwards to its source on the roof, keeping in mind that the source of the leak may be some distance away from where it is dripping into the home. There are a number of common places for roofs to leak, including:

✓ Valleys or low spots in the roof
✓ Skylights or chimneys
✓ Plumbing vent flashings
✓ Wall step flashings
✓ Furnace or B-vent flashings
✓ Missing shingles

If the leak is running along the wall, it may be necessary to remove the top tiling to get to the source of the leak. Even so, some leaks may originate further up on the roof, making the source somewhat difficult to find. If the source of the leak turns out to be as simple as a missing block of shingles due to a recent windstorm, the solution may be as simple as replacing those missing shingles. If the cause is more complex, it may be necessary to consult a roofing professional to check the roof. Even if you have to pay for professional help, it is important to repair a leaking roof right away; otherwise you will have even greater home repair expenses from water and moisture damages.

Sometimes even a clogged gutter or downspout can cause the roof to start leaking, so be sure to clean out those gutters and downspouts on a regular basis to keep the roof looking like new.

On Tuesday, November 3^rd, we will have the opportunity to go to the polls and vote on several important issues.  Early voting is already underway.  The Texas Association of Realtors recommends that we vote “YES” on Propositions 2, 3, 5 and 11.  These measures represent significant appraisal reform and protection of private-property rights.

Propositions 2, 3, and 5 have been targeted by a malicious misinformation campaign meant to prey on the fears of uninformed voters who may not read the ballot language.  Don’t fall victim to this campaign.  Here’s what Propositions 2, 3, 5, and 11 will do:

• Proposition 2
  Homeowners in Texas are well aware of astronomical increases in appraised values. These increases can be made ever worse when chief appraisers choose to bypass appraising a property as homestead, and base their appraisal on the “highest and best use” of the property.  Proposition 2 protects homeowners who happen to live in or near commercial areas by mandating that their residences be appraised only as a residence, regardless of what the highest and best use of the property might be.
• Proposition 3
  Current law requires that standards and procedures for the appraisal of property to originate in the county where the tax is imposed. As a result property owners are often victimized by a hodgepodge of inconsistent rules and standards throughout the state. This constitutional amendment corrects this problem by simply requiring an appraisal district to follow standard appraisal methods and procedures.
• Proposition 5
  Appraisal review boards have the responsibility to resolve disputes between property owners and county appraisal districts when the taxable value of a property is being challenged. The property owner is always best served when the review boards are comprised of members who understand the issues and complexities of property valuations.  Some rural counties have difficulty finding board members to meet these standards. This constitutional amendment will give these counties the option to pool together their qualified applicants to better ensure the property owner that their appraisal appeal is being handled professionally and timely.
• Proposition 11
  The U.S. and Texas constitutions authorize the power of eminent domain. This power allows a governmental entity to take private property as long as it is for a “public use” and the owner is adequately compensated. This amendment would narrow the scope under which private property could be taken by eminent domain. It essentially would eliminate the taking of private property for either private economic development (e.g., a shopping mall) or to boost tax revenues. It also provides that the power of eminent domain could be granted only by a two-thirds vote of the Texas Legislature.

Please vote YES on these well-intentioned propositions.
